 What is the difference between an approved layout and a isolated one?


We believe that house search starts with location, Selecting the proper location is very important.
An approved layout is fully developed with assigned roads, parks and well planned housing colonies and shops.

In isolated property you dont know the length of the road,shops are not planned, neither it can be termed as complete residential colony coz anything can come in the neighborhood.

Moreover the housing sites will not be planned in an isolated property.

And before we forget, one more highlight of the apartment complex is, Temple view is surrounded by villas, giving it a very low density atmosphere.

What is the carpet area that Siva Temple View offer ?

Carpet Area is arrived by calculating the Sizes of the rooms that are printed in the floor plan.

As the name suggest carpet area means  the area covered by a rolled over carpet.

Carpet Area is the measurement of  Inner wall to Inner wall of the house.

What is Build Up area (or) Plinth Area?


Buildup Area is the house with walls.

While carpet area is inner wall to inner wall, build up area is outer wall to outer wall.

Build Up area is usally 18 to 20 % of the carpet Area.


Yes, what is the size of the bricks used and what is the type of brick used ?

Answer to second question first, it is the type is Trusted and tried Red Brick. No Cement Blocks, No hollow bricks ( Viewers to google for the advantage of Red brick over  others).

Now the size, the outer walls will have 9' inch thick brick.

While the Inner walls will have 4.5' inch thick bricks.

What is the % of Common Area Loaded?

Common area contribute roughly 18 to 20 % of the total area.

All flats will have some common area which would be loaded into the house cost as this cannot be priced separately. On a normal scale the common area is between 20 to 25% of the  build area.

Where is the nearest shop and other essentials?

There is a 3 Convenient shop within 100 meters. A dhobi, a vegetable shop, within 100 meters.

2 super markets within 500 meters.

A hospital within 1 KMS.

The most famous Ramachandra  Hopsital and MIOT hospital within 5 KMS.

How are the roads?

The roads currently are mud road to an extent of  500 meters, but hear us out ,concrete roads are coming fast. Concrete roads have come to neighborhood, will be laid anytime.

Sure by the time you settle in you would driving on a concrete road.

What about children play area ? Do the kids have space to enjoy?

A plenty, the layout has a park in it. Yes the municipal authorities are  developing it. It is hardly 100 Meters away.



Cost looks too high for the area ?

Today pure residential colonies are getting scares by the day, either for the want of space or poor planning the residential areas are often mixed with industrial or in isolation.

Temple view is situated on a full fledged residential area comprising of 3 approved layouts adjacent  to each other, making it a dream home.


Moreover, today the so called large townships and big builders of Chennai provide all these facilities that are mentioned above with abnormally high cost  the rate would start at Rs.XXXX + amenities+ facilites+car parking everything.

For temple view no charges like that and we have one charge and that includes the car park, nothing else.

Are there any hidden cost? how is the cost of the house calculated.

No we dont hide,we are transparent and our costing is maintained the same way.

RS. 3600 Per sq.ft for temple view apartments inclusive of a covered car park.


For example, if your house is 1000 Sq.ft. then the cost is

=1000 * Rs.3600 = Rs.36,00,000 /-

Cost of EB and water is Rs. 50,000 /-

so total cost would be Rs.36,50,000/- + Registration.
